range of property, for a number of purposes throughout
Lancashire and the North West.
We act for private property owners, commercial clients,
local authorities, registered social landlords across the
North West enabling our clients to make informed decisions
regarding property, whether they are owners, occupiers,
buyers or sellers.
We can respond quickly to instructions, meeting clients’
specific individual requirements. Our experience covers a
range of property types including office, industrial,
retail, leisure, schools and residential. We can undertake
single instructions and portfolio work, acting as an
independent consultant or as part of a client's in-house
property team.
All valuations will be carried out by RICS Registered
Valuers.
What type of valuation / survey service do I need? - Residential
valuations and surveys
Lea Hough has a wide experience in the provision of
residential Surveys and Valuations throughout the Lancashire
and North West area.
Buying a house is a large purchase and commitment which you
need to be confident in undertaking.
We offer three types of residential Surveys and Valuations:
- Valuation
A Valuation Assessment would typically be prepared on
behalf of a Building Society when providing a mortgage
but is often also prepared on behalf of a private
client. It is a limited inspection designed to advise if
the property provides value for money. It is not an in
depth survey or a report on the condition of the
property. It does however take into consideration major
defects and their effect on value.
- RICS Homebuyer Report
This is a report in a format that is standardised by the
RICS. It highlights defects on the basis of ratings of
urgency of the repairs required. It includes the
Surveyor's opinion of the property in general, and an
assessment of its value, and any relevant market
considerations. It is a report intended for houses of a
conventional type and construction which are in
generally reasonable condition and have not been
altered, extended, converted to a great degree or
suffered any structural damage.
- Building Survey Report
A full Building Survey Report (formerly termed a
“Structural Survey Report”) is the most comprehensive
type of building survey. It is a detailed customised
report rather than a standardised report format such as
the Homebuyers. It is suitable for all types of
residential and commercial properties and gives full
details of the construction and condition of the
property. It is suitable for properties which are in
poor condition or have been unusually constructed and
will also apply to properties that have undergone
alteration works. The report is catered for the
individual requirements of a purchaser and includes
details as to design, materials and construction
technique. It covers minor defects as well as major
defects. It doesn't normally include a Valuation
Assessment as standard, but this can be provided as an
additional service if required.
- Specific Defect Report
Where a Client or other advisor has observed a
potentially serious defect in a property – be it
residential, commercial or institutional we offer a
diagnostic survey and appraisal report service to assess
and recommend the appropriate remedial action. Typical
examples of such defects being deformed structural
components such as cracked/bulged walls or
sagging/uneven roofs.
Commercial Valuations and Surveys
We have an in depth, up to date, knowledge of the commercial
property market in the Lancashire and North West area. We carry out a large number of
Valuations and Surveys on retail, industrial, commercial and
office properties for various lenders, such as banks and
pension funds and also for individual investors or owner
occupiers. Surveys and Valuations of commercial properties
can be catered for your individual needs and requirements.
This can entail a Valuation Assessment or a full detailed
Building Survey Report.
Our Valuation Surveys are governed by the Royal Institute of
Chartered Surveyors Valuation Standards Manual (The Red
Book).

IMPORTANT
It is important when commissioning a Surveyor that the
Surveyor is a Chartered member of the Royal Institution of
Chartered Surveyors and the firm is regulated by the RICS.
The Surveyor should also have detailed local knowledge and
experience.
