Schedules of Condition

Hough's team of Chartered Building Surveyors regularly
undertake Schedules of Condition on behalf of Tenants who
are entering into commercial Leases.
We always recommend that a Schedule of Condition is
undertaken by an ingoing Tenant of a commercial property to
provide them with protection regarding the condition of the
property at the outset.
The Schedule of Condition that we prepare includes both
detailed written descriptions and photographs that provide a
comprehensive document which gives a clear record of the
condition of a building when a Tenant takes possession. This
document will then be appended and referred to in the Lease
and ensures that, at the end of the Lease, the Tenant is not
required to put the building back into any better condition
than that in which they found it.
We are always surprised by the number of Tenants who do not
undertake a Schedule of Condition and then find themselves
at the end of the Lease being responsible for repairs in
relation to damage that they claim was already present when
they took possession of the building.
We consider that we are best placed to prepare Schedules of
Condition and to provide maximum protection for Tenants,
because we are very familiar with Lease clauses and the
Dilapidations process (i.e. when a Lease ends), which
ensures that we are alert to typical disrepair items at the
outset of a Lease.
For a relatively small cost, a Schedule of Condition is a
document that we would always recommend for Tenants.
