Over the last few years, it has become increasingly difficult to obtain and implement planning permission for any form of development. The Government guidelines and Local Authority requirements have become complex and involved. Lea, Hough & Co., have a specialist Planning & Development Department designed to maximise any opportunity and avoid the many pitfalls which may be encountered.

Irrespective of whether the development is a plot for a single house or hundreds of acres of potential development land, we are able to offer sound, professional advice based on knowledge gained from years of experience throughout the north-west of England.

Our particular expertise is in the identification of potential development opportunities, obtaining a suitable and implementable planning consent and where appropriate, the subsequent sale of the scheme. During this process, we would expect to be closely involved in all discussions relevant to the permissions and achieving a satisfactory sale, including advice to lawyers as to the most appropriate form of transaction. We would also conduct negotiations in respect of any legal agreements required by Local Authorities for on or off-site work which may be required to provide amenities or transportation improvements. These issues need very careful detailed consideration.

In addition, we act as Project Managers to ensure that any outside specialist advice which is required in respect of highways, environmental issues, service provision etc., are dealt with in an expeditious and professional manner so as to achieve the most beneficial conclusion.
