Dilapidations

Our
team of Lancashire based Chartered Building Surveyors are very experienced in
dilapidations matters.
A Schedule of Dilapidations is normally prepared at the end
of a Lease by a Surveyor on behalf of the Landlord. The
purpose of the Schedule is to ensure that the Landlord
suffers no loss due to breaches or actions of the Tenant
during the term of the Lease.
The Lease will have a number of clauses within it which give
reference to the repair and maintenance of the building as
well as alterations, statutory obligations, etc. The
Schedule of Dilapidations would give full reference to these
clauses, providing details of breaches to the Lease and
remedies required together with costs in order to bring the
building back to the required condition, in accordance with
the Lease.

throughout Lancashire and the North West.
We can also act on behalf of Tenants in defending Claims and
negotiating with the Landlord's Surveyor on the agreement of
a dilapidations settlement.
Schedules are prepared in accordance with the current RICS Guidance Note and the PLA Dilapidations Protocol.
